This document provides useful information for tenants staying at my home in Westbury Park

14th June 2021

THE BASICS!

Access to the apartment

The Yale key is required to enter the communal front door –  

PLEASE DO NOT RING OTHER RESIDENTS TO LET YOU IN!!

The apartment is number four (4) on the second (top) floor.

I have a Royal Mail redirect in force; in the very unlikely situation of any post being addressed to flat 4, I would appreciate it if you can bring it upstairs and store in the shoe draw marked “POST”.

To enter the apartment door: Touch the black Yale key fob against the black area on the silver lock and a whirling noise will be heard. At this stage rotate the knurled knob to open the lock. In the very very rare situation that the fob mis-reads, you can try two further times until you enter a three minute lockout timer! 

If the batteries run low (there will be ample advance warning on the screen that new ones are required), there is an emergency 9V one in the top white shoe locker. This is so you can still gain access if the main batteries are flat. You will need to press and hold the two battery contacts to the terminals underneath the lock to restore power.

Four AA cells are needed about once every year – the panel on the inside can be unclipped to replace them. None of the settings will be lost by just swapping the batteries….BUT PLEASE DO NOT TRY TO REPROGRAMME THE LOCK: emergency access may be required by Sarah Kenny or the management company (Adam Church Ltd).

PLEASE REMOVE YOUR SHOES AT ALL TIMES!!

The apartment has a wood floor in the hall, kitchen and drawing room: This marks very easily! Also walking around in shoes transfers a considerable amount of noise to the apartment below.

Internet access

There is Wi-Fi throughout, it is provided by two access points.

Both have the same password –

NO SMOKING

The whole flat (and building) including communal areas is NO SMOKING – this includes electronic devices which generate nicotine or the use of other drugs. If you wish to smoke, please do so away from the building and not on the drive or near the front door.

Parking

There is one space allocated to the apartment on the bricked area to the front of the building. These are not allocated, but please try to use the right-most ones first (typically nearest to the front door (position 4) or the space next to it (position 3).

Parking on the street is also free as it is outside the Bristol residents parking zone (at least for now).

The two wall mounted bike racks in the ground floor entrance hall are for the use of the flat; I advise you to padlock your bikes into the rack. Please do not leave your bike anywhere else in the hall (or upstairs) and please try to not bring in too much mud or bang bike wheels against the entrance hall of the ground floor flat!!

The two white shoe storage cabinets outside the front door are for use of the flat.

Smart thermostat, heating & ventilation

The Nest learning thermostat in the drawing room can be used in a similar way to a conventional manual thermostat (i.e. by rotating the bezel to increase or decrease the temperature), but allows remote control via an app and can sense if you are in the flat to save energy.

There is a default heating scheme that can be viewed (and with careful use edited from the display). I can also help you get started or programme the system to your requirements. Please click here for the user manual.

Each radiator has a thermostatic valve that can adjust the temperature for that room. Hold the valve body (to prevent the whole valve assembly being unscrewed) before rotating the upper circular knob.

From time to time (suggest every 3 months) check the heating pressure by inspecting the gauge on the boiler: This should be in the green area (around 2 bar) when cold. It can be re-pressurised by turning the white key a quarter turn and then carefully unscrewing small white plastic slotted bolt at the bottom of the boiler. Water will be heard and the gauge will move.

Finally, you may notice a slight background fan noise: This is because the flat underwent major refurbishments in 2016 which were subject to building regulations. These include positive ventilation to bathrooms and kitchen areas: So a central extractor fan runs continuously (it can’t be switched off by design) to  expel humid air from these areas to a vent in the roof.   

Emergencies

The UK emergency number is 999. There is no telephone in the apartment, so you will need to use your mobile/cell phone. Police, Fire and Ambulance can all be summoned on this number.

There is a fire extinguisher in the kitchen next to the low window. This is suitable for all types of fire. There is also a fire blanket in the draw of the TV unit.

The emergency escape route is via the front entry door and down the stairs through to the street via the communal front door.

Room by room

Guest bedroom (double opposite the front door)

  • The windows can be opened using the key on the window ledge below.
  • Please be very gentle when lowering the window blind (it has a black out lining). There is a silver chain to operate it.

Study (to the left of the front door when entering the apartment)

  • Please be very gentle when lowering the window blind. There is a silver chain to operate it.
  • The day bed has a second pull out mattress underneath the top one.

Guest bathroom (opposite the study)

  • The light is outside next to the door. It has a dimmer should the LEDs need adjusting. 
  • Please use the heated radiator to dry damp towels. Please do not hang them on other radiators in the bedrooms or elsewhere!
  • The shower will run quite hot but can take 15-30 seconds for warm water to initially reach it. IMPORTANT – if you turn the shower pressure to the maximum flow rate it will not get hot as the amount of cold water will greatly exceed the hot water. If after 30 seconds it is not getting warm, turn down the outer shower control ring. Note you DO NOT need to run the bath taps to operate the shower – just use the outer shower dial to adjust the flow and the inner for temperature (although it should not need adjusting).
  • The bathroom has a heated floor. The programmer is the square LCD unit next to the light switch and the manual is here – I suggest using it sparingly as it takes considerable electrical power.
  • Water in Bristol is very hard and lime scale soon takes over. If you have time, I suggest you spray all areas that have been made wet (especially the shower screen), with a daily shower shine. Also, please soak the shower head every 3 months in kettle descaler. If you don’t do this the spray will start to head off in all directions…
  •  Please only put items on the wooden shelf area on the Perspex as the wood absorbs liquids and stains really easily.

Master bedroom

  • The TV needs to be powered up using its remote. There is no aerial but the FireTV stick (separate remote control) will give good access to the normal catch up and streaming TV services.

Dressing room/wet room

  • Please use the heated radiator to dry damp towels. Please do not hang them on other radiators in the bedrooms or elsewhere!
  • The wet room has a heated floor. The programmer is the square LCD unit next to the light switch and the manual is here – I suggest using it sparingly as it takes considerable electrical power.
  • The windows can be opened using the key on the window ledge below.
  • Water in Bristol is very hard and lime scale soon takes over. If you have time, I suggest you spray all areas that have been made wet (especially the shower screen), with a daily shower shine. Also, please soak both shower heads every 3 months in kettle descaler. The large one simply unscrews. If you don’t do this the spray will start to head off in all directions…
  •  Please only put items on the wooden shelf area on the Perspex as the wood absorbs liquids and stains really easily.
  • The shower drain can block if there is excess hair or accumulated soap: Please use a product such as Mr Muscle Drain Gel (orange bottle) every 3 months, and leave it in for an hour before flushing with hot water. 

Laundry (double doors off the hall)

  • There is a washer/dryer. Please do not use powder – it clogs the machine easily. I strongly suggest removing the softner draw every couple of months and rinsing.
  • There is a user manual in the right-hand draw of the low unit in the drawing room.
  • Please note the 5kg wash and go cycle can take over 4 hours to complete.
  • Due to the noise and especially the shaking when spinning, please do not use the machine between 7pm and 7am (19:00 to 07:00).
  • DO NOT OVERLOAD THE MACHINE!!
  • The gas meter is behind the removable panel at floor level.
  • Water is pumped out of the Belfast sink automatically and will make strange noises if you are wondering what they are.
  • The wall mounted vacuum cleaner is pretty useless unless the dust container is completely empty and the filter clean; then it can be handy for cushions or chairs (but I have still found it awkward to use).  

Kitchen

  • The microwave is the top unit. To operate –
  1. Press the wavy lines button (3rd button from the left)
  2. Press the clock button
  3. Press the up and down arrows until the desired time is set
  4. Press OK to start

Please wipe the microwave out with kitchen cleaner (under the sink) when finished. NOTE –  ALWAYS REMOVE ANY WIRE METAL TRAYS FROM THE OVEN BEFORE USING MICROWAVE MODE!

  • Bins: There are waste, recycling and food waste bins downstairs on the left of the building behind the brick wall to deposit full bags – you can use any that are empty.
  • PLEASE USE THE INDUCTIVE HOB WITH GREAT CARE:
  1. NEVER allow any food to get baked on to the glass surface (wipe immediately).
  2. NEVER slide pans across the surface. PLEASE DON’T!!!!!!!!!!! It scratches very easily.
  3. Always match the pan size to the ring. DO NOT REMOVE A PAN WHEN THE POWER IS ON AS THE INDUCTIVE SYSTEM MAY CLOSE DOWN!
  4. Place pots very gently on to the glass surface.
  5. Be careful as it will remain hot after use – there is a light to indicate this.
  6. Clean very gently only with a smooth cloth, a small amount of kitchen spray, then cream cleaner and polish after rinsing with kitchen roll.
  7. Don’t forget you will need inductive compatible pans! 
  • You can also use the microwave as an oven instead of the large one below. There is a user manual in the right-hand draw of the low unit in the drawing room.
  • To operate the dishwasher (the controls are inside the top surface of the door) –
  1. Press the white on/off switch.
  2. Wait for the red lights to illuminate.
  3. Press the ECO/40C left most button.
  4. Close the door to start.
  • If one of the two red LED’s inside the dishwasher door are on then either the salt (base of dishwasher) or rinse aid will need topping up
  • The left lift-up cupboard door can easily hit the unit next to it if opened too quickly.
  • The wooden worktops mark very very easily. PLEASE
    • Place any hot or even warm pot, plate or dish on the metal bars only.
    • Never ever any oil, butter, cheese or fats in direct contact.
    • Under no circumstances any wine glasses or coffee cups directly on the worktop.
  • The worktop protector by the sink is Perspex – it will melt if anything hot is placed on it and scratches very easily.
  • The white table can be extended to allow it to seat six people: Release the two metal catches underneath and gently pull from both ends. The extra leaf is concealed within the frame and needs to be flipped over. Once this is done the legs need to be pushed back so the metal lugs engage and the metal catches locked.

Drawing room

  • The TV needs to be powered up using its remote.
  • The TV sound bar volume is controlled with the TV remote volume. Please be aware that the bass unit transmits quite a bit of noise to the flat below. If using the TV after 9pm the easiest thing is to just turn  off the bass speaker at side of the large sofa.
  • You should be able to switch TV channels straight away.
  • The TV is connected to the internet with has various streaming apps configured (e.g. BBC iPlayer, ITV, youTube and C4 – these will need you to set-up login accounts). Press the home button and navigate to the app on the bottom.
  • You can also use terrestrial TV (there is a small aerial on the window sill). The aerial might need slight repositioning if a channel looks like it is breaking up.
  • There is a TV manual in the right-hand draw of the low unit in the drawing room.
  • You can pair a Bluetooth device to the sound bar – (LG SJ5).
  • Please switch off the floor lamp at the mains rather than dim it down – I’m sure it is OK but the dimmer seems to stay warm if left in this mode!

Miscellaneous

  • Hot water – there is no hot tank, rather there is an instantaneous combi boiler (furnace for North Americans) so there is unlimited hot water which can be used whenever required.
  • The electricity meter is on the ground floor behind the large cupboard (on the right when entering the building). It is the more modern meter with a “floor 2” label attached.
  • The attic is locked AND ACCESS IS NOT INCLUDED IN THE RENTAL: Sarah Kenney hold a key for emergency access.
  • The safe is locked AND USE IS NOT INCLUDED IN THE RENTAL.
  • All the bulbs in the flat are LED and the ones in the bedrooms and office are Z-wave networked smart bulbs. The smart hub has been removed, but if you switch some of them on and off quickly multiple times (at least 3 in quick succession) you might find the light changes colour or you end up with a green and orange flashing strobe to send you to sleep 🙁 If this happens, switching off for 15 minutes should reset but if not please contact me and I’ll lookup the switch reset sequence.
  • You may not like some of the pictures in the flat so please feel free to remove and store them (replacing with ones that are probably in far better taste than mine), although I’d appreciate it if you don’t make any new pin holes in the walls. The black and white picture above the fireplace is an original (hung in the Bristol RWA for quite a while) worth quite a bit of money!!!
  • Little French at the end of Downs Park West is a decent restaurant (lunch specials are good value), Waitrose is a 6 minute walk (via a path to Downs Park East) and for cocktail emergences Kinkajou 12 minutes (at the very top of Whiteladies Road).
